If you've been following us on Facebook or our mailing list, then you have probably seen that we are moving to a new space just down the street!
The city of Nashua has a 22,000sq ft building located on the parcel of land it purchased as part of the plan to bring passenger rail to the area. This building has been vacant for a year and we worked out a deal for a 5 year lease at an amazing price. It is a NNN, or "Triple-Net" Lease, meaning we are responsible for all building maintenance, repairs, and upkeep. This provided a new challenge right from the start, as the building had been extensively looted and vandalized during its year of vacancy.
All this adds up to the fact that we now have a great location at a very low lease rate, but have ~$30,000 in repairs to complete. Lots of advantages with moderate risk.
Where we are now
Thanks to the generosity and support of dozens of individuals and small businesses, we were able to raise enough money to make this build out and move possible!
We have been working on this deal since early spring 2015 and signed the lease on the 31st of August. Physical work started immediately, and we have cleaned the majority of the building, restored most of the plumbing, HVAC, and fire systems, renovated the kitchen, and humanely evicted a raccoon. We won't go into great detail in this post, but there were many things missing or broken in most of the buildings systems that have now been corrected.
This is our next major milestone. We need to get our occupancy permit to begin utilizing the space for day to day operations (makeing!), hosting events and classes, and moving all our tools and equipment in. It's looking very likely that we may be eligible for it by as early as the end of next week! This doesn't mean we'll be ready to move by then, as much more work is needed to set up the required infrastructure for all of our activities, but it's a big step toward our goals!
